Why Bathroom Waterproofing Fails Over Time

All properly constructed Malaysian bathrooms have a waterproofing membrane beneath floor tiles. However, this membrane deteriorates due to: tile grout cracking (allowing water under tiles to reach the membrane), the membrane itself ageing and cracking, floor drains with failed seals, silicone sealant at wall-floor junctions drying and shrinking, and plumbing penetrations through the slab that weren't properly sealed originally.

Signs Your Bathroom Is Leaking Downward

Watch for: tiles that sound hollow when tapped (delaminated due to water infiltration beneath), mould along the wall-floor junction, a persistent damp smell even when clean, or efflorescence (white salt deposits) appearing on tile surfaces. Any of these warrant investigation before your downstairs neighbour knocks on your door.

The Proper Waterproofing Process

A proper repair requires full bathroom strip-out — there is no effective way to waterproof a bathroom floor without removing the tiles. The process: (1) Remove all floor tiles and sand-cement screed down to the structural slab. (2) Clean and prepare the slab surface. (3) Apply cementitious or polyurethane waterproofing membrane to the entire floor, minimum 150mm up all walls at junctions. (4) Allow full cure — minimum 48 hours. (5) Flood test — fill with 50mm of water for 24 hours and check the ceiling below. (6) Only after passing the flood test: lay new screed and tiles. Total process: 5–7 working days.
