Why Your KL Balcony Leaks (And the Right Way to Fix It)

Balcony leaks are the number one complaint we receive from residents in KL's condo towers and terrace houses alike. The problem is almost always the same: the original waterproofing has failed, a surface patch was attempted, and now the leak is worse than ever.

Why Balcony Waterproofing Fails in KL

Malaysian balconies face: direct UV year-round, repeated monsoon soaking, thermal expansion and contraction, and frequent foot traffic. Even quality systems typically have a lifespan of 10–15 years under these conditions. When the membrane fails, water enters the concrete slab, travels along reinforcement bars, and emerges as a ceiling stain in the living room directly below the balcony.

Common Failed Quick Fixes

We regularly encounter balconies "fixed" with: waterproof paint (fails within one monsoon season), cementitious patches over tile cracks (cracks again from thermal movement within months), silicone caulk in gaps (doesn't bond to wet surfaces and shrinks over time), and off-the-shelf liquid sealants over existing tiles (water eventually finds its way under). All temporary — the only permanent solution is a proper membrane system.

The Correct Repair Process

Step 1: Full strip-out — remove all existing floor tiles, screed, and failed waterproofing material down to the structural slab. No shortcuts for a long-term repair. Step 2: Slab inspection — cracks wider than 0.5mm are opened, filled with flexible PU sealant, and allowed to cure. Step 3: Primer application compatible with the chosen membrane system. Step 4: Waterproofing membrane — typically 2–3 layer polyurethane liquid membrane with fibreglass reinforcing mat at all wall-floor junctions and drain edges. Step 5: Flood test — 24 hours of ponding before any tiles are laid. Step 6: Re-screed and re-tile with polymer-modified joint grout.

Over-Tile Coating: When It Works

For balconies with no active leak but showing age, an over-tile PU coating can extend membrane life by 5–7 years as a maintenance measure. However, if water is already seeping through to the room below, the membrane has already failed — over-tile coating will not fix it. Only a full strip-out will.
