Living in a KL high-rise condo comes with a common misconception: "the management handles everything." In reality, the JMB (Joint Management Body) or MC (Management Corporation) handles common areas only. Your individual unit comes with significant maintenance responsibilities that are entirely your own.

What the JMB/MC Is Responsible For

Common areas and shared building infrastructure: lifts, lobby, gym, pool, parking, main electrical switchboard, main water risers, external building facade, roof structure, fire fighting system, common area lighting, and landscaping. Your monthly maintenance fee and sinking fund contributions cover these costs.

What You As the Unit Owner Are Responsible For

Everything within your individual unit: all plumbing from your stopcock, all drainage within your unit's perimeter, all electrical wiring from your individual DB board, bathroom waterproofing (you're liable for water damage to the unit below), air conditioning units, floor finishes, ceiling plaster, interior paintwork, and all appliances and fixtures.

Your Annual Maintenance Checklist

Plumbing: Inspect all taps for drips. Check your water heater. Clean bathroom floor trap filters monthly. Test your unit's water stopcock — ensure it operates freely (a seized stopcock is useless in an emergency). Electrical: Test your unit DB board RCCB monthly. Check all sockets and switches. Air conditioning: Service AC units every 6 months — in KL's climate, units running without cleaning develop significant mould and reduced efficiency. Bathroom waterproofing: Watch for any signs of seepage from your bathroom floor — if the unit below reports ceiling stains correlated with your shower use, investigate immediately.

Renovation Rules in KL Condos

All renovation work requires prior written approval from the JMB/MC. Standard requirements: approved working hours (typically Mon–Fri 9am–5pm, Sat 9am–1pm), noise restrictions, a renovation deposit (RM500–2,000) returned upon satisfactory completion, and notification to neighbouring units. Commencing work without approval is a bylaw violation and can result in the MC ordering a stop and reinstatement at your cost.

My neighbour's bathroom is leaking into my unit. Who pays?

If the water source is confirmed as within the upper unit's boundary (their internal plumbing or bathroom floor), the upper unit owner is legally responsible for the repair and for your resulting damage. Document everything with photos and notify the JMC in writing.

Can I do plumbing work in my condo without telling management?

Minor repairs (replacing a tap, fixing a dripping faucet) don't require MC notification. Works involving hacking, pipe relocation, or electrical circuit changes require prior written approval in most KL condos.
